Mandatory Critical Stage Inspections

The Principal Certifier for a development is required to monitor the works throughout construction, including the carrying out of the mandatory critical stage inspections. A list of these inspections will be provided to you with your Construction Certificate/Complying Development Certificate approval and associated documents.

All inspections need to be booked in by 3pm the day prior to the inspection being carried out. In cases where the inspection is required on a Monday the inspection must be booked by 3pm the Friday before.

It is the owner’s/builder’s responsibility to book in all inspections. If an inspection is missed, an Occupation Certificate can only be issued if the inspection was ‘unavoidably missed’ and the work is otherwise satisfactory. Forgetting to book an inspection is not an acceptable reason to miss it.

Missing Inspection

If any inspection is missed, you will be required to complete the Missed Inspection Form on our website and return to our office. Should you require any further information please see the below link to the Fair Trading website.

Non-compliance

In situations where the works are not being carried out in accordance with the Development Consent or CDC, the Principal Certifier is required to issue a Written Direction Notice (WDN), which will allow the owner/builder to ensure compliance is met in a specified timeline. If compliance has not been achieved the WDN will be issued to Council for further action. Therefore, it is critical that works are carried out in accordance with the approval.
